Selling your home may be a big decision for you. Whether you are selling for good reasons or not so good reasons, you still want the home sold fast and for the most you can make on it. You may think using a Maricopa real estate agent to sell your home will only cost you more of that equity you are so desperately trying to hang onto. But the reality of it is that many home sellers actually spend less out of pocket and at closing using an agent then those that “sell by owner”. Why is this? Home sellers (For sale by owner or FSBO’s) typically start much higher than the market is ready to handle. Many times this only makes quicker sales for those around you that have priced at fair market value or below depending on the condition of the home.
Because of this, Maricopa houses can sit on the market for weeks if not months. Sellers typically drop the price in $5,000 increments until they are actually lower than many of those houses that sold around them when they first listed.
On average, those that use a Maricopa real estate agent will spend $1,000 – $5,000 less over all, even after paying the real estate commission. Yes, there are always commissions that must be paid for the buyer’s agent and the listing agent. But these can be recouped in selling at the right price, right away, rather than waiting several months down the line and realizing you have already wasted that commission money in dropping your price.
Pricing really is everything. Once we get that settled the rest is marketing and showing the Maricopa real estate. But what if you are trying to get the absolute most for your Maricopa houses? As your Maricopa real estate agent, I will be honest, direct and considerate about what needs to happen in order to get the amount you want, or as close to reality as we can get. This market is not one for banking major equity unless your home is completely paid off. If you want to compete with those in the top of the pricing strategy you must meet certain requirements.
- Complete any and all repairs ahead of time. This may entail you conducting an inspection prior to listing. An inspection can show you anything that you may over look but buyers will notice right away.
- Update, Upgrade and Re-do. If you’re still living with avocado appliances and baby blue bathtubs it may be time for an upgrade. Yes it can be expensive but you may appeal to more buyers when you give them move in ready homes. Too many homes are in foreclosure and short sale mode and many investors and first time buyers are looking for these move-in ready homes much more often than those that need extensive work.
- First impression can make or break the sale. It won’t matter if the interior is perfect if the outside is in neglect of care. Make sure all yards are mowed or trimmed; rock gardens are free from weeds and shrubs and trees are pruned away from the house.
