Thinking of investing your entire buying process into this emotional roller coaster over the next couple months? You don’t have to, but many buyers are seeing themselves at first excited about buying a home then quickly frustrated when home after home gets snatched up by investors. What’s happening?

As the current Maricopa real estate market goes, homes that require a lot of work as in foreclosures, short sales or banked owned homes are sitting on the market far longer than most would like. Many times these homes may need work such as new appliances, roofs, siding or major interior work. Most first time home buyers don’t want to take on such a massive project but most investors don’t either. When first time buyers head into the market place with their 3% down and $1,000 down payment they can quickl be overlooked by the cash out buyer wanting everything as-is.

Many times first time buyers find themselves in utter confusion wondering what happened to this “buyer’s market” they hear so much about. They jump into the ring thinking they can easily buy a home. But the reality is many of these types of home buyers are also looking in the same price range as most investors. This can pose a challenge as so many of these homes are HUD homes, foreclosures, short sales orFirst  if they are seller offered, in such great condition that investors  jump on them before owner occupied buyers get a chance to investigate.

There is a catch though. Make sure your Maricopa real estate agent knows the homes with owner occupied restrictions. This can be many homes that are on the market just 7-14 days. Many HUD homes are open to owner occupancy only in the first few days of the listing to allow for more options rather than investors alone.  There are programs and provisions for those that plan on actually being in the home for over 2 years that allow first right of refusal.

But what if a first time buyer is out there checking out homes not knowing when they became available and not aware of the rules? Here are some tips that might help you be ready when the right Maricopa real estate becomes available.

  1. Get pre-approved first. Have all of your financing in place ahead of time. Have a letter ready for the sellers from your lender assuring financing.
  2. Have money on hand for earnest money and extra in the bank to show the seller or the bank you are a stable buyer.
  3. Tell the seller why you should have the home. Write a letter to the actual seller or bank telling them of your financial situation and why you deserve the home.
  4. Don’t wait when the right house comes along. You know when the right house presents itself. Don’t think too long on it. You may miss out on a great home. Be ready to buy when you see the right home.

Being a first time home buyer in the Maricopa real estate market can be tricky but it doesn’t have to be disappointing. Know the facts and your rights now and you can be more prepared in the future for your investment.
